Security Deposit Disclosure: A refundable security deposit of $200 is required. This deposit is collected outside of Airbnb via our property management software. A hold will be placed on your payment method for this amount, but it will not be charged unless damages are reported during your stay. By booking this property, you agree to this deposit requirement. ----------------------------------------------------------------- Long-Term Stay Policy (30+ Days) For reservations longer than 30 days, a lease agreement is required. General Lease Terms: Maximum Lease Duration: 6 months, with the option to renew for an additional 6 months Security Deposit: $3,500, collected via Airbnb and held in accordance with Airbnb’s policies Occupancy: - Only guests listed on the Airbnb reservation are permitted to reside at the property - Subletting is strictly prohibited Included Services & Utilities: - Electricity (up to $400/month) * - Water (up to $150/month) * - Wi-Fi / Internet - Trash pickup (Mondays & Wednesdays; bins must be at curb by 7:00 AM) - Lawncare - Pool maintenance - Quarterly pest control * Guest is responsible for any utility usage exceeding the monthly allowance Parking: - No RVs, trailers, or parking on the lawn - Use designated driveway parking only Pets: - Pets allowed only with prior written approval from the host Additional Rules: - No parties or unauthorized guests allowed on the property Long term guests are required to sign a lease agreement after booking.

Guests have access to all areas except the garage and maid closet, both of which remain locked throughout their stay.
